Costs and Budgeting

We would like our tenants to enjoy their homes free of financial worries and constraints. Therefore, before you make a full commitment we advise you to consider all costs associated with renting a property in the Perth and Kinross area.

Initial Rental Costs

The following amounts are due when you take on the Tenancy of a property.
Deposit + 1st months rent = Total Cost to move in

Example on a monthly rent of £450.


1 months rent in advance   £450

Deposit - 1 months rent      £450

Total initial cost              £900

Ongoing, all rents are due on the first of each month by Standing Order.  Late rents are charged according to your lease details.


Ongoing Rental Costs

On a monthly basis, you will be responsible for the following bills.

  • Council Tax
  • Gas
  • Electric
  • Television Licence
  • Contents insurance (personal belongings only)

It is important to ensure that new accounts are set up in your name for Council Tax, TV Licence, Gas and Electric. We also recommend that you take out contents insurance for your own belongings.

Under the terms of your tenancy agreement, you are responsible for these bills from the start of your tenancy. Please note that it is your responsibility to make sure these new accounts are set up and paid as required.

We often get asked by landlords, why do I need an inventory, there is nothing in my property, it's unfurnished, surely it's an expense I don't need to incur? My answer is always the same - it's vital that you offer a proper, detailed inventory of a property to a tenant upon move in.
